THE PROBLEM

Where contracting paperwork costs you

  • Profit you find out about at tax time

Material runs, sub invoices and labor scatter across receipts and texts, and nobody knows whether the kitchen remodel made money.

  • Change orders on a napkin

The homeowner agrees to upgraded tile on site; three weeks later the extra is a disagreement.

  • Paying subs without the paperwork

Subcontractors need agreements, lien waivers and a 1099 at year end.

HOW INTRALYN HELPS

From bid to final invoice

Each feature shows the plans that include it. See the full comparison.

  • Job costing that keeps up

Each job groups its estimate, invoices, expenses, time and mileage, tracks it from lead to paid, and shows profit after costs.

    Starter and up

  • Bids signed online

Clients accept the estimate from its private link with a typed signature, and the signed status stays on the record.

    Every plan

  • Change orders, lien waivers and sub agreements

The template library includes change orders, lien waivers, subcontractor agreements, daily job reports and work orders, filled in with your job details.

    Pro and up

  • Supplier bills and sub invoices tracked

Record what you owe suppliers and subs, and match your books to your bank statements.

    Starter and up

  • 1099 and sales tax reports

Profit & loss, sales tax and 1099 contractor reports from the same records, ready for your accountant.

    Starter and up

  • Signed bid, invoice ready

An accepted estimate turns into an invoice on its own, so nothing is retyped.

FAQ

Questions contractors ask

Can I take a deposit before the job starts?

Yes. Send an invoice for the deposit, record the payment when it arrives, and invoice the balance later. Partial payments are tracked on each invoice, and the client’s statement shows what is still owed.

Can I see profit for each job?

On Starter and up, jobs group every estimate, invoice, expense, hour and mile, and show what the job earned after costs.

Does it produce 1099 reports for my subs?

Starter and up include a 1099 contractor report alongside profit & loss and sales tax. Pro and Business add a year-end tax packet with the reports your accountant asks for. Intralyn is not tax advice.

Can my clients pay online?

Not through Intralyn yet. Your invoices show your own payment instructions, such as check, bank transfer or Zelle, and you record each payment as it arrives, including partial payments.

Can I call an estimate a bid or proposal?

Yes. Rename quotes to “Estimate”, “Bid” or “Proposal”, rename labels like “Bill to”, and choose from five invoice designs with your logo and colors.
